| Assignment | Proposed Fee | Typical Use |
|---|---|---|
| Standard Small to Midsize Property | $4,500–$12,500 | Defined property inventory and capital plan. |
| Large or Complex Property | $12,500–$25,000+ | Multiple buildings, extensive inventories, or complex property systems. |
| Multifamily Estimating Alternative | $60–$125 per total property unit $4,500 minimum | Alternative when a per-unit approach is more appropriate than a fixed assessment fee. |
| Annual Desktop Capital Update | 20%–35% of prior assessment fee $1,500 minimum | Capital-plan update without a new site visit. |
| Update With Site Visit | 40%–60% of prior assessment fee $2,500 minimum | Updated assessment with a site visit when there has been no material expansion of the original scope. |
Pricing Notes: One base pricing method applies. For multifamily assignments, per-unit estimates are based on the total property unit count, not only the inspected sample. The per-unit estimate is an alternative to the fixed report fee; the two are not added together. Separately scoped services may be additional. Final scope, deliverables, schedule, and fees are confirmed in a written proposal.
Assignment requirements can affect the assessment scope, schedule, documentation requirements, and final fee.
Allow approximately 15–25 business days after completion of fieldwork and receipt of complete requested records for a standard draft.
Capital and reserve schedules are planning estimates, not contractor bids.
Before preparing the proposal, confirm any required scope of work, reporting template, assessment horizon, professional qualification requirements, electronic submission requirements, lender forms, HUD requirements, CNA e-Tool requirements, reserve funding analysis, specialty studies, and sealed engineering opinions.
HUD- or lender-specific forms, CNA e-Tool work, reserve funding analysis, specialty studies, sealed engineering opinions, or other specialized requirements may require additional scope and fees.
A general GPS Inspect CNA/PNA report does not automatically satisfy every lender, agency, funding, or housing-program requirement.
The inspected sample size is documented separately from the total number of property units.
The total property inventory remains relevant when developing capital-planning assumptions and estimating anticipated expenditures.
Updates involving a material change in property use, major renovations, expanded inventory, or a substantially different reporting requirement may require a new scope of services.
Share your property location, building and unit counts, assessment purpose, required timeline, and any lender, agency, or program requirements. GPS Inspect will review the available information and work with you to establish an appropriate scope for the property and assignment.
